Offers going Highest and best you say ?

It's such an amazing changing market here in SW Florida. I am constantly learning new things and one day is never the same as the next. The sunny skies, sandy beaches and warm weather ahhhhhhhhhhhhhhhhhh.

 

What I am seeing alot of over the last month or longer is more and more offers are coming in on properties. The activity level is shooting through the roof. Of my last 5 offers on difference properties each one has gone to highest and best. Many clients have a hard time understanding why this is happening. My simple answer is with Bank owned properties there is NO rhyme or reason to their madness. Some banks will take the first good offer in the door and most other times they will take multiple offers and take the best one that suits their needs.

 

That doesn't mean always highest price is best. It could be cash offer is best. It could be shorter closing is best. No one knows what that is all you can do is come in solid and know you did your best to convey that to your client. 

 

I can say the market has heated up here with inventory down and multiple offers coming in on properties so let's get ready for a solid good year.

If a buyer has been pre approved, not just pre qualified by a lender, that is often acceptable to a lender. Highest and best can also mean a higher price, sometimes higher than the list price.

In most cases here highest and best just means they are waiting for the highest offer they can get in a particular deadline or time frame.
