Atlanta’s Good News Perfect Storm Conditions for Investment Real Estate!

 

A perfect storm is when multiple factors come into play at the same time to create a unique environment – typically challenging as the movie, The Perfect Storm depicted.    In this case, we have three situations merging together that are creating an amazing opportunity for Buckhead Atlanta GA real estate investors. 

 

Housing prices are down quite a bit in metro Atlanta including Buckhead, from their 2007 peaks.  Along with that interest rates are still phenomenal, although could rise some throughout the next six months to a year.  As well, the leasing market is very strong. 


When you put these three factors together it creates the perfect storm opportunity as a real estate investor in Atlanta.  If you are considering expanding or buying real estate as an investment, you may never have a better opportunity than we do today in Atlanta.  I’m not the typical sky is falling kind of person.  There have been opportunities over the past few years and will continue to be opportunities at almost any time.  What is unique about now is that all three categories are in line for the perfect opportunity. 

 

Factors that lead me to believe this is a shorter term opportunity are this.  1. The inventory levels for single family homes are at a four year low and I believe will continue to decrease.  We are actually seeing bidding wars for good properties priced right.  2. The interest rate is still relatively low.  While it has done a small swing up, it’s not too high at this point, but we do expect it to increase over the year.  Even a 1% increase in interest can raise you payment 20% if the rate you could have had today was 5% and it goes to 6%.  3. The Buckhead Atlanta Single family leasing market is hot.  We actually expect the leasing numbers – both demand and pricing to continue to rise.

We too are seeing a pick up in activity and again, like you they trust us and know we know the market.  I can rent 4br all day long!

Michelle--this is good news.  I hope the trend moves to western PA soon.   The residential market has been much stronger for the last six months and we are expecting a robust spring market.
