I am glad you call me to ask about my listing in Marion, Ar.  I don't mind giving you some additional information about the house and all, but, if you are working with another agent already, please call your own agent to do the work for you, and show you the house.  You don't need to call the listing agent to show you the house, unless you are buying the house from the listing agent, or firing your buying agent

If your answer is none of the above, then call your own agent.  Use the service, your agent needs to earn that pay check.  Why would you need to do all the callings from agent to agent, check about the houses?  Those should be your agent's job, not yours.  Didn't you tell your agent what you want in a house? 

You see, if you have an agent working for you already, he/she is your buying agent, your agent is going to help you to find what you want, write the offer for you, negotiate on behalf of you, lead you through and hopefully go to a successful closing, then your agent will get paid after the closing.  Communicate with your agent, tell him/her what you are looking for.  You don't call other agents out to show you properties and waste their time because you know you are not buying from them after all.  Be considerate, if your agent can't show you the house at the time you want, you guys just have to work out a time that fits both your schedules.

Rob, the thing that gets me is they will tell you they are buying from their own agent, then call your own agent.

Rita....we get those calls all the time....if it's our listing, we'll show them the property.....if they like it, we know they'll be represented by their buyer agent....but we get another house sold!!

Rita, well said.  Now if only buyers understood that they can get better representation from their own "buyers" agent than from the listing agent who is representing the best interests of the seller they'd stick to their own agents.

Rita, that's pretty straight forward, simple and easy to understand.  I guess people really don't know how it works with Realtors, they seem to think we are employees of our brokers so until someone explains it to them we will continue to get calls like that.

Barbara, I see your point, but if they are serious of the house, they will call their agent to show it, and we will still sell the house.  Many buyers think it is okay to call all the agents in town to show them the houses, and they actually already have an agent helping them, then why not call their own agent to show them the houses.  That is part of their agent's job, and the agent needs to educate their buyer, too.

Lora, there are some listing agents will "steal" the buyers away for offering them different incentives if the buyer buys from them instead.  Some buyers are not loyal to their agents, and some agents don't educate their buyers up front.  I guess this will never end, but buyers still need to understand how agency works.

Silvia, my thought is some may not understand, and some just don't care at all.  Some just want to take advantage of the situation as long as they can get away with it.

Ring, ring!!! Hi this is Kay Van Kampen.  I'd like to look at one of your listings and if I like the house, I want you to write the offer and give the commission to my agent for doing nothing!  No, I'm not qualified!  I'll do that when I decide to buy a home.  By the way, my bankruptcy won't be discharged until next year.  Almost forgot, my short sale sold last week.  We're closing in a few days.  Can you close the sale by next week?

Sometimes I believe the consumer really doesn't know anything about real estate.

Rita good reminder and advice to buyers who don't understand how it works.  First question I always ask is are you already working witha realtor?  Sometimes they say well I saw the house already or I called the number on the sign, then my red flag goes up!

Rita - Well Said.  Often times I don't think that agents do a great job telling their clients all of the services that they should be providing for them.  Often times I come across inexperienced buyers that are shocked that they don't have to do all the leg work on their own.  Two things need to happen, we need to educate our clients and check for their understanding of the process.

Rachell, I always tell my clients just call me for anything, I am their agent, it is my job to find the answer for them.  Clients need to be reminded all the time how we work, it is like reinforcement ;)
