Your home is sooooooooooooo beautiful, I absolutely love it.

I hate, hate, hate it when buyer's do this. If you show a listing and the seller is in the house buyers tent to say a million nice things about the house (without even being asked) They all love the home, the view is always incredible, the location is perfect and on it goes. The moment you leave the house they buyers tell you "this house is NOT for us, we did not like it at all"  Sure enough I get a call from the seller or seller's agent within hours asking if we submit an offer..............and of course nobody believes when I tell them that my buyers are really not interested in the home. Does that happen to you too? How do you deal with this?

Buyers being polite and not out to hurt seller praise the place and know if they have ever sold that the seller was up last night running the Hoover or Rainbow. So thanks for letting us go through the home. But in the yard as you hop back in the Excursion they may be nice home, but not for us. A buyer can not buy a home because it is not big enough or homes too close but still like the place. Be glad if they can tell you what they don't like because the seller is a big boy, girl and can take it. Wants to know otherwise you leave them hanging. Don't hate buyers or thinks they say. They are not twins and making the most important, expensive investment in their live in most cases. Althought college educations are right up there when you have four kids, big family.

Just pretty simple - They like another house better. Or they are not ready to do that (submit offer).

Haven't had quite that experience - must be frustrating.  You have to wonder if it's all about people pleasing behavior or if they walk outside and turn into a whole different person!  However, have had clients tell the sellers how wonderful their home is and how much they love everything about it.  Talk about loss of bargaining power!

When I'm working with buyers and I know the sellers are going to be home, I tell the buyers prior to entering the home not to make any comments good or bad about the home until we have left.

Yes Anne, you are absolutely right, they are just being polite and another reason why we don't like to have sellers present when we show, right?

My experience has been the seller thinking that we listed too low due to the compliments of the buyers. Yes, it is really a pain to explain to the seller why they liked it so much that they made an offer on another home.

In almost two decades, I have never once sold a home when the Seller was present for the showing.  People don't see the house the way they should, the Seller loves to tell them everything that they have done, the Buyers are polite but can't wait to leave, it just doesn't work.  But I agree with Madonna - always advise Buyers that if the Seller is home, don't say a word while walking thru.  This is not the time to encourage them, even if you DO have interest.

I hate it when the seller is there and always call the listing agent after to let them know that the seller did not leave!
