Part 4 (35-72)  touches on a number of services a professional REALTOR® provides once a property is under contract and the due diligence period is underway... With that in mind...Here are more questions to ask if you are a buyer/seller/investor about to hire a REALTOR®...



DO YOU...  

35.Check for compliance with local ordinances and advise clients?
36.Review current title information?
37.Confirm lot size via owner's copy of certified survey, if available?
38.Confirm overall sq. ft info & measurements for interior building plans if available?
39.Note any and all unrecorded property lines, agreements, easements?
40.Obtain house plans, if applicable and available?
41.Order plat map for retention in property's listing file?
42.Prepare transaction coordination instructions?

43.Obtain current mortgage loan(s) information?
44.Verify current loan information with lender(s)?
45.Check to see if there are any special requirements?

 46.Discuss possible financing alternatives and options and refer to loan experts?
47.Review current appraisal if available?
48. Identify Home Owner Association manager if applicable?
49.Verify Home Owner Association fees with manager-mandatory or optional and current annual fee?
50.Order copy of Homeowners association bylaws, if applicable?
51.Research and verify city sewer/ septic tank system?
52.Work on behalf of client during due diligence expediting communication with parties to the transaction?
53.Advise on expert professional assistance and coordinate?

54.On LAND contracts: Check to verify Power to property. Well. Septic permit. Environmental assessment, AND REFER TO EXPERTS? 

55.On residential contracts: Refer to Home inspectors. Termite inspection. Radon inspection. Well inspection. Other experts' review , as needed and/or desired by client?
56.Ascertain need for lead-based paint disclosure?.
57.Prepare detailed list of property amenities and assess market impact?
58.Review list of property's "Inclusions & Conveyances with Sale"?
59.Prepare/Deliver Repair Agreement?
60.Coordinate list of completed repairs and maintenance items?
61.Explain pluses/minuses of Home Warranty?
62.Assist with completion and submission of Home Owner Warranty Application?
63.Make sure Warranty is with property file for conveyance at time of sale?
64.Verify if property has rental units involved. And if so: .Make copies of all leases for retention in listing file , Verify all rents & deposits , Inform tenants of listing and discuss how showings will be handled?.

65.Arrange for installation and/or removal of yard sign?
66.Assist clients with review of disclosure form?
66.Review results of Curb Appeal Assessment with investor-clients?
67.Provide sellers with suggestions to improve salability?
68.Discuss overall attraction with client-investors?
69. Suggest "staging" ideas with sellers?
70.Refer and Assemble team for closing?
71.Maintain regular communication with closing team and client?
