Should I Wait to Short Sale A Home? By Los Angeles Short Sale Realtor Specialist

Many homeowners in Los Angeles may be thinking about the Short Sale of a home. When is the right time? There may not be one. For some people, a Short Sale should be done right away. For example, they've already moved out for some reason and left the home vacant. The property is going to need some maintenance - like having the grass cut. This will cost you money. Some people may think there is no rush to Short Sale their Los Angeles home. However, if the trustee sale date or foreclosure date is soon approaching, there is no guarantee that the lender will postpone the sale to allow for a Short Sale. So, there is some risk. There may not be enough time to obtain a decent offer to purchase from a qualified buyer and the documents that the lender requires from the homeowner (borrower). If you are hoping to attempt a Home Affordable Foreclosure Alternatives or HAFA Short Sale or participate in a cooperative Short Sale program that the lender may be offering, then the mortgage company will not allow you to do so because there is already a foreclosure sale date set. So, it may not be a great idea to wait because it may just be too late for the Short Sale of a home.

This is a very important question and there is no "one size fits all" answers.  I always  make sure there is a time limit when the SS must be approved by all lien holders so the buyers can move onl if necessary.
