This last week or so, I have been showing a lot of homes in Pullman. The real estate market seems to be in full swing. That is,of course, great news for our sellers here in Pullman.!
My buyers typically are armed with lots of information. They typically contact me prior to scheduling showings. We talk about what they are looking for such as bedrooms, baths, location and other needs versus wants. Then I send them lots of listings to look through. They typically give me about 6-8 listings that they would really like to see. That usually gives me a sense of what they are looking for, and certainly after walking through a few homes, that helps even more. Often then, I might suggest a few they might want to see. Then we set the times and we are off for looking at homes!
I thought it might be helpful to once again put together a few tips for the Spring Buyers out there looking for their new home!
1. Dress in layers. The weather has still been a bit unpredictable, first it is sunny, then raining, then even an occasional snow flurry. Oh, and don't forget the wind. It is still pretty cold here in Pullman when the wind blows. You might want to start out with a jacket in case it rains or is cold. But if the sun comes out, driving around in a car from listing to listing can get warm.
2. Wear comfortable easy off and on shoes. As things are still a bit muddy outside, sellers often request we remove our shoes. I have gotten accustom to that and love to wear slip-on shoes or sandals. I always feel bad for the folks that wear laced up shoes. I try to remember to tell them, but not always. Thus the inspiration behind today's blog.
3. Try to limit your showings to a few houses at a time. This isn't so easy, especially when you come in town and are only here for a few days. I find that it helps if you take control of those listing sheets. Keep a pile of the ones that interested you. Make notes right on the sheet. Those that don't put away or discard.
4. Ask your Realtor® to prioritize the listings that fit you best. Typically my clients have at least one they are dying to see. I always put that one first. I find it best to satisfy their curiosity. I feel the same way when I go out and tour homes. Sometimes it is a perfect fit. Other times, not so much. So I do make sure we see everything they want to see, but I find that it is helpful if I show them those that are the best fit and the best value early on.
5. Ask questions. It has most likely been a while since your last home purchase. The process is ever changing. Furthermore, real estate law is very different from state to state. I am licensed in both Washington and Idaho. Although these markets are only 15 minutes apart. They are very different. And so is the Real estate laws and contracts. That is why as Realtors we are always furthering our education. Or maybe this is your first purchase. Anyway you slice it, there is lots to learn!
6. Have some fun. This is the fun part, lets enjoy it. And when you hit what one of my clients called, "house overload," take a break. Sometimes as you zero in the house it becomes all you have been thinking about. Go out and do something to get your mind off of it for awhile if time permits.
