 Hiring a qualified home inspector in Westchester NY is key in you or your clients' home buying purchase. Here are some common questions to ask when looking for a Home Inspector:

 

1. Is this your full time career?

  • Lots of people over look this key question.  Many inspectors are not full time inspectors; in fact, most of the inspectors licensed in your area are part time or seasonal inspectors.  
2. What type of insurance do you carry?
  • Buying a home is stressful enough without having to worry about if your inspector were to mess up if you will be covered.
  • E&O errors and omissions insurance is a great way to cover yourself and the home buyer
3. What type of report do you generate?
  • Many inspectors are not very technically savvy and use word based reports or check list. Be sure to know what you are getting
4. What does your home inspection include?
  • Home inspectors with attempt to add on additional fees such as termite inspections, septic dye tests, moisture inspections, things that should be included in any home inspection
5. What are your qualifications?
  • This may come as a surprise to you but the inspection course is very simple and does not arm you with the necessary knowledge to go out and perform a home inspection
  • Inspections should have reputations with people in your field or houses in your neighborhood
  • Inspectors should have additional education, certifications and degrees in there field
The home is one of the largest purchases of most peoples lives and the home buyer should be armed with the information and feel safe that he or she is protected

Hi Mark.  Welcome to Active Rain and blogging.  I think you will get a lot out of this place.

These are all important criteria to use.  Most people don't get the value that a Home Inspector can bring. They think of it as a cost rather than aninvestment.

Looks like you are a rainmaker now, which is great.  That means you can change your post to be "public" so that google wil see it. Also, I'd add "Westchester county" to the end of the title to help w/ google searches, too.

Hi Mark, welcome to AR. Interesting set of qualifications. What should be included in an inspection would be what the State Standards dictate. Above that, termite, well, septic, radon, etc, would be ancillary services. I my self get additional fees for those services as do all the inspectors I know in my area. Some companies "include" things like radon, but their fees reflect the addition. My advice is, get paid for the work you do or you will soon be out of work.

Welcome to AR Mark.  Home inspecting is my career, but I am only part time, ABOUT 80 HOURS A WEEK.

And every state is different as to what reporting requirements they have.  I am sure mine differs from yours!  I also am a member of 6 associations and while each of their reporting criteria has similarities, they all have differences too.
