Hoback mudslide 1Real estate in Jackson Hole tends to be expensive, but here's some bargain property! Last Friday, this parcel had a lovely view of the Snake River. By Sunday, it was riverfront property, and since then, it's been heading downstream...

What doesn't end up in the Snake is being hauled off by the Wyoming Department of Transportation. The heavy winter snowpack and wet spring caused this drainage to slide off the hillside, blocking Highway 89/26 between Hoback Junction and Alpine. The slide covers 300 feet of the highway, is 40 feet high, and extends over 2,000 feet from the top of the slide to the river. Highway engineers estimate it will take a week to clear it off the road, once the slide quits moving. At one point it was moving at a foot per minute, but as of today, it was down to a foot per hour.

So is it still real estate if it's moving?

Good question indeed, and if the property goes from being river view to river front does this affect his neighbour's riparian rights?

Dave - It's a very lively market!

Jim - Thanks for stopping by! This bit of land was actually in the National Forest, and the slide started very slowly, so no loss of individual property or injuries, thankfully. The slide is just down the road from my house. I had to go to Alpine today, which means a 20 mile drive turned into a 80 mile drive (one way) since the highway is still closed...Definitely an inconvenience!

Many years ago I visited Hawaii and like any typical real estate agent I had to find out about real estate values.  While in Kona I picked up a real estate magazine and couldn't believe how low the prices were in this one area.  Land was $30,000 for an acre with an ocean view.  I quickly found out that lava flow was not far from here and the path of lava could change at any time creating a similar problem.

Jane - that would be especially bad for you!

Greg - we went to Hawaii a couple of years ago and visited the lava flows, which were very active. The lava had recently gone right through a subdivision...streets, houses, all gone.

Wow, luckily no improvements were built on or near that slide.  We have had similar occurrences, but not as large.
