Bob and Suzy Q want to buy a home on Easy Street listed by Suzy Glutz of No Name Realty.
I pull up the contract forms in my Mac or PC, then load their names, loan terms, contingency dates, price, terms, etc...
Next, the recipients, Bob and Suzy, have their email addresses entered in order of signing in the "Mail-to" bar. So the
contract is emailed to Suzy... I review the terms of the contract with Bob and Suzy via conference call.
Suzy applies her signatures and initials to the offer, then emails the offer to Bob, who applies his initials and signatures to the documents, then Bob sends the bona fide offer to me.
I email the signed/initialed offer to the listing agent. If that agent is using E-Signatures, she or he can send the document in order to her sellers for approval or counter-offer... totally paperless, no degradation of print by fax machines.

Most lenders still use paper contracts. We send ratified contracts from our E-Signature database to the lender as a pdf attachmet, then the title company prints the contract on paper for the very first time.
