    crying woman  Short sales are not for everyone...not every agent, not every buyer.  Listing agents with successful experience know, understand and empathize with the plight of a distressed seller.  We cannot imagine having to choose between eating and paying the mortgage...clothing children...having health insurance and many of the other things that people take for granted as being necessities. We share the tears, the hugs and listen as long as need be to the stories of how credit scores have been dashed to meet the bare needs of distressed homeowners.     

    We recently closed a home for a Seller...her spouse died after a long illness for which she was the sole Caretaker...She had a fire that destroyed a good portion of her home...She lost her job and had a serious illness....it doesn't get much worse.  Her strong will and positive disposition got her thru these multiple tragedies....and we successfully closed her home with a short sale and no deficiency.  Her closing gift was a start over gift certificate to make her new apartment the place she could begin life over again and celebrate that opportunity.     

    Last night we got a showing report from an agent who showed another of our short sale listings. The sellers have a struggle every day to keep children fed, their business afloat and expensive gas in the car.  No one is more aware than they are that the windstorm took some shingles, the carpet could be replaced...the deferred maintenance list has been deferred....there are mouths to feed, medical expenses and the list continues.    The showing report was a rant and a rave about all the things that were wrong...and what a real "train wreck" the house was....fortunately for the disconnected, unconcerned, unrealistic agent, it was voice mail....and not a "live connection."  He doesn't get it....his buyers don't get it...look at the price, begin to comprehend the circumstances...imagine you are losing the house you call home.....and learn the meaning of the word Compassion.   

   heart Mr./Ms Buyers Agent...If you are expecting a home in perfect condition with a "steal of a deal price" some short sales are not the best choice ....some people have other priorities...and some agents should not show them....and spare me the details of what you expect for this price...my heart aches for our Sellers....and for you....I can only offer pity for your inability to have any understanding of the human condition.         If you or anyone you know, anywhere in the country is unable to pay their mortgage, please call us....please let us  be or help you find a professional to help you through this difficult time.  Life happens and there are ways to make thing more bearable....we would be honored to be of assistance.

You have written a great blog that most agents and buyers not familiar with short sales can not relate to. You tyruely need to understand how a short sale came to be to avoid making comments such as that agent did to you.

Some agents, brokers only able to play chop sticks with two fingers when it comes to short sales. Often not because they are bad eggs or lazy. It just is lack of experience. Many rural areas with low priced real estate all the time and low *FSSR ratings just don't see the event happening much.

(* FSSR = foreclosure, short sale, repossession affected real estate sales)

Buyers can be cold, callous and heartless at time.  I would have loved to have responded to this message with the following:

"The seller doesn't believe that this is the house for your buyer and according to your message, neither does your buyer."

The stress of accepting an offer from a buyer like that would have only catapulted into even more stress.

Excellent point Sally & David.  I can't imagine dealing with an agent like that...if his clients said the home was a 'train wreck', he should have simply to you 'The house needs too much work.'

I loved the part about the deferred maintenance list being deferred! ROTL. That makes the home inspection report so much longer, and I feel much better about my home inspection fee! JJJJ

Sally - some will never get it... a license to sell real estate does not come with a heart, a brain or a soul. I wonder why would a buyer hire an agent who is so clueless.

Short sales are distressed and so are their sellers. Spending months or years trying to keep family finances aloft is exhausting.  Buy food for the kids or replace the carpet, where is the decision there? Behind every listing is a person, couple, family who live and breathe. It's hard enough to market your home when everything is going well - try doing that when the stress level is raised. I get that some buyers are thoughtless and ignorant, but the real estate agents ought to have a clue!

Sally and David, the deferred maintenance being deferred made me smile, too.  But, I fully understand.  Doing short sales makes one much more compassionate, often.
