South Windsor CT Market Report ~ May 2011

In May 2011, we saw a slight increase in the number of homes sold over the previous month. In May, there were 20 closed sales with a median price of $218,500 compared to April which showed 17 closed sales with a median price of $220,000. There are also 13 homes under contract and 27 homes under deposit, so we are expecting an active June, especially as people try to beat the increase in conveyance taxes, which are set to rise on 7/1/11.
The list price/sale price ratio was 96.8 in May compared to 97.9 in April; median days on market was 60 in May compared to 66 in April.
Compared to May of 2010, however, we still have to deal with very skewed information because of the homebuyers' tax credit (which will continue through June). This May's numbers were down considerable in both closed sales and median prices, compared to last May's numbers.
Last May, there were 29 closed sales, compared to the 20 this May. Median price was $304,000, compared to this May's $218,000. We have seen before that the tax credit seemed to boost median price as competition was stronger and people were rushing to meet the deadline.
