The only violation noted on the LRPRA HOA Resale inspection was the window grids were missing on a home we have under contract pending settlement.
The seller almost blew a gasket thinking he was going to have to buy and install new windows.
"How could this be he asked. These windows have been here for ten years and they didn't come with grids. Why didn't they say something before now? And for that matter many of the homes up and down the street don't have grids. What gives?"
I suggested he go talk with the HOA since the windows have been installed for ten years like this. Unfortunately, that little meeting didn't go well. He called very frustrated and upset thinking he would have to replace the windows.
Lucky for him, I did a little investigative work. I turned to Google! Turns out their is a very inexpensive fix for his ARB Violation. He was so relieved.
