Lake Pointe - Bee Cave Austin TX - Homes for Sale are holding strong!  Year to date, there have been a total of 23 properties closed and another 11 that are currently contract pending. That's 34 sales thus far! There are currently 20 Active houses for sale in Lake Pointe.  Since that shows less than a 6 month inventory, it's definitely not a buyer's market in Lake Pointe!

Moreover, of the 20 closed properties, only 3 were foreclosures and of the 11 pending, only 1 was a foreclosure. Not a single house for sale in Lake Pointe Austin TX is currently in foreclosure. That's awesome news!

Here is a sales chart with the foreclosures taken out since they skew the numbers. (Foreclosures should only be taken into account for property values when they are a good percentage of the community. 4 out of 54 listings is not a large percentage.)

What I find interesting about this chart is that there are two distinct price points in Lake Pointe, the under $500k and the over $700k. What makes the difference? In the back of the community, there are a few streets with gorgeous views and the homes are custom built instead of regular tract homes with no views. 

My point?  The bars on the right are the properties that are currently contract pending while the bars on the left are currently active on the market. I would generalize that the average buyer in Lake Pointe Austin TX right now is your under $500k buyer, and the sellers sitting with the over $700k homes for sale need to be prepared to wait a little longer for their homes to sell.

The bulk of the sales in Lake Pointe Bee Cave Austin TX took place in the under 30 days category (8 properties) and the over 120 days category (6 properties).  Funny... sellers either priced it right and showed it well in order to sell at a higher percentage, or they priced a little high and sat on the market for more than 4 months to sell at a lower percentage.  The bars in the middle don't really tell much of a story because you can't really get an "average" if you're dealing with one or two properties in those specific categories.

My advice, as always, is for home owners to price their homes for sale right from the beginning and to make sure you're showing a product worthy of the price you're asking.

List Price vs. Sales Price with Days on Market Comparison ... Interesting chart, what happened between $1.3 and $300K?  Am I missing something, not sure I understand the chart.  Help!

Stephen, As explained above, the properties on the right side of the chart are Pending, whereas the properties on the left side of the chart are currently active. Nothing happened "between $1.3 and $300k". You're looking at two different statuses with the red line marking them off.
