Why Realtors need Property Managers

You’re good at what you do.  You’re list of “war stories” includes many victories of closing deals that no one thought could happen and pleasing clients whose expectations seemed intimidating.  You’ve studied and learned your profession and developed your network of appraisers, mortgage brokers, that guy who places your yard signs for you, other agents and long-term clients.

What’s missing?  You need a Property Manager. 

Why?  You ask.

A strong Property Manager will make you more valuable to your clients and help you to increase your sales.  Yes, it’s true.  I’ll tell you how.

A strong Property Manager makes you more valuable by helping you help your clients.  Many of your clients are looking for investment properties.  Thus, the entire reason for their purchase is to rent the property immediately after purchase. 

Imagine your appeal to that investor if you can present to him the “package” of your relationship with a strong Property Manager.  Imagine the value the Property Manager can add when providing you insight on true rental values, input on what features will be more appealing to those future renters and on what type of improvements to make to maximize rental value and more. 

We have had Clients express to us that the entire reason they are going back to purchase an additional investment property is that we have earned them a higher rental rate, better renters, and through solid management, a painless experience in owning a rental property!  This means that, by simply doing our job well, your Client can return to you as a repeat customer!  If you’re concerned about “Client drift” than team up with a Property Manager who does not buy and sell homes. 

Also, when one of our renters decides that they want to become a buyer, they will often come to us first.  We can them refer them to the Realtor whom we’ve teamed up with!

Besides, do you really to receive that phone call about a broken water heater when you are right in the middle of a big deal that’s getting dicey and needs your attention in order to get back on track?  You don’t need the distraction and it’s what we as Property Managers get paid to respond to. 

Team up with a solid Property Manager.  You’ll be glad that you did.
