Home Staging Tip:  Let The Furniture Romance the Room's Function

A very motivated, savvy Fairfield County, CT, couple did almost EVERYTHING on the DIY list from their Staging Consultation.  They made repairs, finished projects, removed wallpaper and carpets, edited furniture and closets, and followed their Stager's recommendations.

Their home features a delightful sunroom at the back of the house, with open views of a spacious back yard, patio, and garden.

It is a spacious room, with ample space for a seating area as well as dining.  However, the existing furniture does nothing to enhance the character or function of this three-season sunroom.

Using furniture they already had, the sellers did this - all based on the advice from their Home Staging  Consultation!  The wicker settee, chair, and table lend just the right look to this room, romancing buyers with a visual suggestion.  It's like an invitation to a garden party!

OK, I did want them to remove the valances too, but their results are very sweet and appropriate for this space and the house.  Kudos to these sellers!  For a minimal investment in Staging, they got maximum impact.  They'd better start looking for their new home; this house won't last!

Staging has become such an important part of marketing the home.  I would almost say it is the most important part, especially when you think about how many buyers do most, or all of their initial shopping on line and base their decisions of what homes they want to see on how the homes appear in photographs online.  A properly staged home with good and "plentiful" photos will most likely be on the list. Colin - WOW!  Thanks and good for you!  The price still has to be on target - no amount of Staging will justify a too-high price.

Adrian - Thsi wonderful couple is fully committed to selling quickly, so they can move on quickly!

Kathy - you said it!  It did take three times to get them agree to wallpaper removal, but they did that too!

Hi Julia--I love it when the clients are so motivated to make the changes.  Okay, they are still in love with their valances (didn't we just have this conversation?), but the rest of what you recommended and they did makes up for it.  Now it feels like a space you could actually use.

Julie - Great recommendations.  The lighter furniture is so much more appropriate for the space and really says "sun room".

Illustrates so well the importance of staging and how a few simple things can make such a big difference. I'm a huge fan of sunrooms. We use ours for a dining room, but one of these days, I'd love to fill it with plants and light and airy furniture.
