Prince William County Virginia Real Estate Recovery seems to be inching in the right direction.  This year home values have eeked up just enough that many homeowners who call me are getting good news. They learn that they have enough equity to sell their homes!

So far this year has been the year of Domino Real Estate Transaction.complicated closings-dominos

This week our real estate team helped six customers go to settement on homes and no one is moving. How is that possible?

It is called the Post Occupancy Agreement ( or seller rent back agreement)

Each case is different and each seller has a reason why they cannot move. In many cases the seller just needs enough time to close on their existing home with you and then get moved into the move-up home.

Domnio closings go like this.

  1. First we  list your home For Sale. 
  2. A buyer makes an acceptable offer. We add in a clause that says you the seller needs two weeks to find your Home of Choice ( this is the home of choice contingency) 
  3. You look for a home and when you find it we negotiate acceptable terms for you
  4. Then we remove your home of choice contingency.
  5. It all gets complicated when the home you chose as your move-up home, also has to find a new home. Welcome to the Domino Closing! ( relax...breathe and just remember we've done this before..)
  6. The people who's home you want to buy need to find their Move-up Home. They negotiate and return with a counter that says, ok...we've found a home we can settle on such and such date but then we need an additional week to move out.
  7. That period is called the Post Occupancy Period.

So in less than a few weeks from calling you move from a home you like to a home you Love!

Examples:

  • We listed 11937 Cotton Mill Drive in Lake Ridge Virginia and the sellers purchased 6714 Leesa Dawn in Manassas Virginia and those homeowners purchased Pinnacle Ridge in Manassas Virginia and the folks from Pincale Ridge moved as well
  • We listed 3388 Vineland Place in Southbridge Subdivision in Dumfries Virginia and they move-up to 2145 Jennings Street in Newport Estates in Woodbridge Virginia ( this all happened in 40 days from inquiry to settlement!)
  • We helped the owners of 12291 Tilney Ct  in Westridge Subdivision in Lake Ridge Virginia sell their home and downsize to brand new home in Reids Prospect in Woodbridge Virginia.
  • We helped homeowners in Westridge Subdivision rent their  Manchester Way townhouse and they purchased this wonderful home near the VRE in Manassas Virginia in Blooms Crossing read more here and those folks bought a move-up home as well
  • We helped home buyers purchase 12532 Poplar Lane in Occoquan Virginia and that owner moved up to his dream home in on sprawling acres in Marshall Virginia.

Hi Chuck, tell me about it. This past month has been a whirlwind. I'm so excited for my customers. They are all happy, excited and getting ready to move next week! All the transactions I was working were tied to a move-up or downsize purchase. What made this really easy was the agents involved created a spread sheet so to speek that we updated by email as the contingencies were met. It worked like a charm!

Anne...it was the hardest thing I've done in the twenty years. I will admit that some evenings I would get in my hot tub and think..." it would be so easy to just go under right now and not come up for air!" LOL!! It was in those moments I would get out,  go inside and watch a funny sitcom to relieve the stress. 

 

 

I can tell you one thing...my husband likes me a lot better now that all those homeowners are successfully closed!

So much so, he even bought me roses yesterday. He likes me again. LOL!!

Hi Peggy, who says people aren't buying and selling houses! It looks like your local Virginia area is doing well. We don't have that home choice contingency here in Portland. Our options are usually having the seller requesting a rent back and staying in the house for an agreed period of time after the home has closed. Nice to hear the good news about your market!

Thanks everyone.  The real estate market here in Virginia is a lot better than three years ago. We have customers who purchased at the bottom in 2008 who now have enough equity to sell. So, it is getting better one step at a time. The folks who are still underwater are those who purchased in 2005,2006, and 2007. For them the advice is love your home...live in and make lots of memories. For those that must sell, a short sale may be the best solution.

How fun.  I like the domino approach, I always called it snowballing.  And I have not heard of the Home of Choice contingency.  Sounds like the good old days - great post about the real estate recovery and how you make things work for your clients.
