Princeville Kauai condo (and house) + short sale update for the week of Aug 14th to Aug 20th

It was a very slow week, both in condos and single family residences as you’ll see from the updates below. It’s not uncommon for things to slow to a crawl this time of the year as the focus shifts to getting kids back into school. Take a look below:

New Listings:
Hanalei Bay Resort 3306/06 is new on the market priced at $795K. This Bali Hai view unit sold back in 8/87 for $157,500. We have two listing returning to the market: Orchid Point B and A, priced at $932K and $969K respectively. For those of you who know Princeville pretty well, and can’t figure where these two condos are, they’re the ones that were built between Sealodge and the Shearwater timeshare units on Kamehamaha. Unit B was previously listed from 10 to 12 of 08 starting at $1.650M and was reduced to $1.525M by the time it expired. Unit A started at $1.675K in 10/08 and reduced to $1.495M when it expired in 12/08. On to price changes as there was no other activity.

Price Changes:
Emmalani Court 422, which sold as a bank foreclosure in 9/09 for $365K, reduced from $442K to $427K. Hanalei Bay Villas sold for $320K in 7/00 and reduced from $799K to $699K this week. It started out listed for $825K. That’s it!
