Hope everyone enjoyed Valentine’s Day. We certainly did- but more on that later. Take a look at all the activity this past week! Seven new escrows in one week is more than we’ve seen in awhile – and take a look at the price point. If things keep going this way, the era of Princeville condos priced in the $200K’s and $300K’s will be but a memory come summer. This week has been one of the hotter ones – making for perfect beach days. We even had a swell come in over the weekend which made for great surfing. Mind you, I’m not a surfer so my comments are based on the number of surfers we saw in the water while out walking. There was )unfortunately for us) very little breeze which made for nice, clean waves – at least it looked that way from our vantage point overlooking the ocean between Pu’u Po’a and Pali Ke Kua.

Here we are at the end of September already. As of today, Sunday, there are a total of 65 sales this month compared to 55 last September. That number may change if there were closings on Friday that were not yet reported. Year to date we had 645 transactions compared to 572 the same time last year. Do I think things are picking up? Yes, I do particularly on the lower end. Are there still some good buys out there? Of course, but you have to be ready to move when you see them. Here is what took place this … (0 comments)

This wasn’t the blazing hot sales summer we were hoping for – Aug 2012 posted the same number of sales as did Aug 2011 which was 69, however for year to date, we have 578 sales compared to 519 sales for year to date last Aug. Residential sales saw a decrease in sales for Aug, down from 32 in 2011 to 25 this Aug. while land went from 7 to 9 sales and condos from 29 to 32 sales. There’s plenty of activity this past week as you’ll see below. Of particular interest is the fact that two of the properties came on the market and went into escrow in the same week. One other unit that had been on the market for slightly more than 2 months also went into escrow. We even had a cash sale of a leasehold Pali Ke Kua unit which are often a “hard sell” compared to a fee simple property. Jun 12 outperformed Jun 11 by 22%, with 81 sales compared to 66 last year. This is the highest number of sales since Jun 08. In Jun 07, there were 85 sales, Jun 08 had 65 sales, Jun 09 - 43 and Jun 10 had 73. Of the sales this past month, 31 were residential, 15 land, and 35 were condos. Year to date the number of sales are 10% higher than this time last year. So far, there have been 430 transactions compared to 391 sales last year at this time. Happy Easter to you. Our Kauai Easter is “dampened” with off and on driving rain, gusty winds and temps in the low 70′s. That’s chilly for those of you who are sitting there scratching your head wondering what the problem is. It’s all relative — and a matter of perspective. kauai short sales: Kauai March 2012 Market Statistics - 04/05/12 10:53 AM

Unfortunately, March 2102 did live up to expectations, at least not mine! There were several spurts of “buying activity” which led me to think we’d have a great March, but we ended up with only 59 sales which is down substantially from the 75 which occurred in March 2011. This represents a 21% decrease. Year to date is, of course, also down with 197 year to date for Mar 11 compared to 183 year to date Mar 12. This is only a 7% decline. We’ve had a great week with quite a bit of sunshine and strong trades. I took the opportunity to take my horse out on trail, which essentially means riding along Kapaka Road. If you haven’t driven down this road you really should as you’ll enjoy views off to your right down into Hanalei valley and across to Bali Hai. This area, known as “Princeville Ag” has quite a few stunning homes on the opposite side of the road, with equally stunning views. If you;ve been watching the news this week, you know that Kauai was under flash flood warnings for a good part of the week. Princeville, on a couple of occasions, was “an island within an island” – cut off to the North by closure of the Hanalei Bridge (which also isolated Hanalei) and to the south by a mudslide on the Kalihiwai Bridge. When it rains as much as it did last week, I stay very close to home for fear of ending up on the wrong side of one of the “great divides.”

Here we are in March already – we had an extra day in February but weren’t able to top the numnber of sales in Feb 2011 which was 64. This Feb we came close with 60 – 20 of which were condos compared to 24 last Feb. With interest rates holding steady, and banks seemingly getting more proficient at short sales, buyers are starting to step up to the many great opportunities. It’s been a great week with lots of breeching whales and sunny skies. I always consider myself lucky to actually see a whale breech when I have the binoculars up to my eyes pointed in the right direction which is what happenned this past week. I excitedly told my hubby that I saw “two breeching whales with binoculars” to which he responded, “Whales with binoculars? What were they looking at?”……

kauai short sales: Kauai 2012 January Market Statistics - 02/03/12 11:25 AM

We’re starting the year out right – with a total of 63 sales for Jan 12 which is a 9% increase over the 58 sales of Jan 11. Any increase is good news! Of those 63 sales, 30 were residential, 8 land, 4 commercial and 21 condos. The Waimea zone accounted for 4 of the sales, Koloa zone saw 11, in the Lihue zone there were 12 sales, 19 in Kawaihau and Hanalei zone had 17 transactions. This month’s number is an increase compared to past Januarys – in Jan 10 there were 54 sales, Jan 09 saw 20 sales, … (0 comments)

I’m late with the blog this week because I had the pleasure of spending the weekend up in one of the Kokee Lodge cabins, where there is NO internet or phone service. That’s the first time I can remember in a long time that I have simply been unable to send and receive.
