As I perused the Los Angeles Times newspaper this weekend, I came across an interesting article. There is a Real Estate section of the paper but interestingly enough, this article was in the business section instead of the Real Estate section. Could the message also be that this is more about a business decision than anything else? The headline read, “Malibu Mobile Home Prices Fetch Premium Prices.” Quite honestly, I probably would not have even paid much attention to the article if I were not a Realtor dealing with falling home values on a regular basis. But this intrigued me.
There is a section of mobile homes in Malibu, CA referred to as Paradise Cove and Point Dume Club that as of lately have been rebounding from the real estate downturn. These mobile homes are selling for $2 million and up. But how? The views of the ocean. Similar homes without the views have been priced for $600,000 to $1.2 million. The bigger lesson for buyers and sellers alike is LOCATION. Even the areas considered to be the BEST LOCATIONS have their own pecking order for what is the best location within that location. Location is truly the key to why these mobile homes are worth more than your home that is probably on its own land, has more square footage and even a good size yard. It’s been said before, but here’s a keen example...location is key!
