We, most of us, live in our homes a lot differently than we would show our home. Sure,3 Good Reasons Good Condition (or better) I’d like to have my home in show condition all the time, however, reality steps in. I have a busy schedule, a hubby, three children, three hair shedding furry children I don’t want to live without, and a full time (plus) career I love. I get it. It’s hard work keeping a home in show condition 24/7.

Here are 3 things to remember that may ease the stress:

1.     It’s only temporary. Good condition (or better) reduces days on the market.
2.     More money in your pocket. Good condition makes your negotiating stronger. If the house doesn’t need paint, the offer should not reflect the cost of paint and even a professional painter.
3.     Increases your potential come time for an appraisal. Appraisal is a big part of any real estate transaction requiring a mortgage. The Appraiser looks at condition of the home, if your home doesn’t appraise for contract price the transaction has the potential for falling apart.

There are predominantly two types of buyers "out there" in my market right now. 1)The investor/bargain shopper looking for a fixer-upper and only willing to pay rock bottom prices for an as-is property. 2) the turn-key buyer looking to buy a move-in-ready property.

If you are a fixer upper priced like a turn-key, you will never sell.

Condition is almost as important as location. (location location)

If you are selling that means you are getting ready to move.  So my thought is just pack most the crap early and store it.  This helps keep the house clean and provides a jump on the move.

It is absolutely unbelievable, until you see it happen, how much money people leave on the table because that don't have or won't take the time to present their house in showcase condition.

Oh how true...to get top price for a home it needs to be move-in ready, all the buyer has to do is unpack their bags.

You are absolutely right. If the sellers are motivated at selling they should act as if they truly believe that it will happen. And that means decluttering & possibly already packing away all the non essentials in anticipation of the move.

This is so true.  I don't know how many times I have had sellers say, "well the new owners will want to paint their colors" or "if the buyers want new carpet, we can give a carpet allowance".   If a seller wants a good price, the house must be in good condition.

Karen ~ I've heard the same things, sellers feel they are waisting money by painting if the buyer is going to paint anyway. They are leaving money on the table by doing that. Thanks for your comment.
