Your 'file' at the Building Department

Thinking of selling your home in the near future?  One question to ask yourself is "What's in your 'homes' file at the building department"?  The local building department usually has a file on every home in its jurisdiction.

You may want to go review the information in that file before an underwriter sends an appraiser to look at it.

Buyers loan underwriters are taking a good look at appraisals and may request additional information on your home if questions arise.  That may include information in the file at the building department.

Go check it out while you have time to have errors corrected if you find them.  Ask to see the file and read through it carefully.  It may contain information on a permit that was not completed by a former owner etc.

In one case, a client found out that an occupancy permit had never been issued for their home!
