Arizona Horse Property Extremes

We have an amazing range of horse properties in Arizona.

Today I selected ALL the properties listed in ARMLS with an

acre or more.

Some agents have listed properties far from the

Valley of the Sun in ARMLS, one can only assume these

are also listed in their local MLS organizations.  I was

surprised to find one property on the North side of the Grand

Canyon!

In addition to being spread across the map, they are

variable in acreage and price.  The most inexpensive at

$20,000.00 is a mobile home on 1.93 acres in the far west

valley town of Arlington.

The most expensive, $13,900,000.00 offers 19 acres in

Scottsdale, with over 9000 sq ft of living area, featuring a

mother of pearl pool.

Rebecca, While I would love to sell it, I found the carved and fluted columns next to exposed beams a little more eclectic than I am, and I am pretty eclectic myself.  One would, of course, have to spring for fencing and a horse facility equal to the surroundings...

Deb, Most of us and most buyers are in the middle.

Laura, I haven't heard "Dont Fence Me In" for a while!

Arizona is mostly public land or reservation, only about 10% of the land in AZ is available for private ownership.  We are "Monumental Arizona" with lots of state and national parks and monuments.  We have large military reservations.  Multiple tribes of Native Americans have large reservations.  Bureau of Land Management manages thousnds of acres of federal land,  One can buy some of the remainder!

As the price of hay is edging closer to $15.00 a bale do you find many of your horse owners looking to down size?  It seems the more hay that is shipped to China and the middle east from the valley the higher our hay prices are going

Art, so far I have seen people giving up horses or downsizing only if they lost jobs and home.  I think the midwest drought has absorbed more of our hay supply than exports.  First grain prices increased secondary to the use of farmland and corn crops for biomass for (not reallly) green fuel production; then a drought over much of the hay producing country has increased the cost of owning not just horses, but any herbivore.

I looked up the 19 acre parcel in Scottsdale. It was fabulous with its gold sinks, indoor pool, tennis courts and 7 car garage.  BTW, how many horses can you put on a one acre parcel?

Hi Leolinda!

Maricopa County says one can have horses on lots of 10,000 sq ft or larger.  Each horse must have at least 1200 sq ft.  From there,  city zoning ordinances and CC&Rs impose additional restrictions.  Paradise Valley requires 2 acre lots for horse property.  Scottsdale says one can have as many horses as are kept for personal use with no lot size restrictions.  In theory, one could keep a few in the smallest backyard in Scottsdale.

It all depends...
