Continuing Saga on my pending......Working together.....Everyone in the same room....

Yesterday I blogged about losing sleep because I am uptight about two sitiuation.  I am still uptight but I want to talk about yesterday.

My pending has a mild mold issue....The craftpaper of the inulation was put against the concrete and is moldy.   The inspector (who I trust)  told me and my client that all we had to do was have someone take off the insulation remove the paper and we could reuse the insulation.  OK that was the day I stopped sleeping well.  It didn't quite jive with my understanding and legal liabilities of MOLD... 

I have talked to several people on Monday (including my inspector who was out hunting)... I have described the situation....Most of the people who I talked to said they knew my inspector and if he said that would work it would.  My buyers were understandbly nervous and I was operating on very little sleep for several days...  I talked to a two mold remiaterors and several liscenced contractors and several real estate agents including my broker.  I did a lot of web research.... I arranged for a contractor to come out and look at the problem....I told by buyer and we agreed to meet at the house. 

On Friday I gave a heads up to the listing agent and discussed the problem....  I called her around 2 PM yesterday and shared the report with her.  She asked if she could call my inspector and I told her it would be fine.  I also told her when the contractor would be there.  My buyer actually had a friend who was a mold guy so he arranged for him to come at 5 too.... 

So there we were at 5 PM.... Me, the listing agent, her broker (husband) the sellers son ( the seller is 95 years old), the buyers and two different contractors.  The mold guy went down first.  What he said was reasonable and he thought the problems could be dealt with the way the inspector said but he wants to add a fogger and negative pressure while the work is being done.  My buyers, the mold guy and I went off into the back yard (for privacy) and I asked him what he thought and if the home was safe.  He said yes.  We sent the contractor down and he found the same stuff....He didn't see the need for the fogger but it might be a bad idea if we had the antimold primer on hand for the preimeter wood.

Today I expect bids from both contractors and I am expecting to come to terms on the repairs.  I think that everyone being in the same room helped.  We all know what is going on and we all want the sale to proceed.  Of course today I could be in for an unplesent surprise......  It was a nice feeling that we seemed to be working together to solve a problem....

I spoke to soon about everything working out OK.... Everyone wants to come to the party but the buyers....  They are geting cold feet and want to withdraw from the contract.  The home is perfect for them and the next one will have other issues.  If I didn't totally trust my inspector and the mold guy I would have advised running.  I did ask them to sleep on it one more night and will meet with them at noon.  I warned the other agent about the situation....  Sometimes I want a day job....

After my experience I don't think taking mold so lightly anymore is a good idea.  You can never be too careful!
