Princeville Kauai condo (and house) + short sale update for the week of Dec 4th to Dec 10th

We’ve had some crazy weather this past week, going from bright and sunny to pouring rain in the blink of an eye. This weekend, the weather seems to be coming from the Kona side, and as of last night, areas of Oahu were under flash flood watches and/or warnings. I hope it settled down today since the Honolulu Marathon is today, Sunday. Here on Kauai it’s pretty windy with whitecaps and periods of driving rain. Here’s your update for this week just past:

New Listings:
Sealodge D1 is new on the market at $489K having last sold for $325K in 10/02. No short sale here! Villas of Kamali’i 2 is priced at $699K after selling for $640K in 5/04.

Back on the Market:
Short sale Sandpiper 108, which sold in 6/05 for $485K, is back on the market priced at $190K after expiring last week. Another short sale is back on the market – Plantation 211 which was purchased for $595K in 6/07 and went into escrow on 11/2, unfortunately came back on the market on 12/5 still priced at $399K.

Contingent:
Pu’u Po’a 114 is in escrow for what I think might be the fourth time while priced at $774K. I’m keeping my fingers crossed for a successful close of escrow on this try. This ocean view condo was purchased for $1.4M in 3/05.

Withdrawn:
Short sale Hale Moi 106 was withdrawn from the market this week while priced at $250K after 330 market days. It sold for $485K in 10/05. Plantation 1712 last sold for $515K in 2/08 as a short sale and has now been withdrawn after 1029 market days with a list price of $409,999. Sealodge D9 came off the market with a list price of $897K which is well above recent sales. This ocean view condo was purchased for $595,500 in 9/04.

Price Changes:
Ka’iulani 76, which sold from the developer in 4/07 for $900,570 reduced from $729,999 to $675,000. Villas on the Prince 19 made another tiny reduction this week going from $698,900 to $698,600. It last sold for $520K in 6/01. Ka’iulani 9 reduced from $1.750M to $1.450M and sold for $2,008,270 from the developer in 2/08. Short sale Sandpiper 203 was last purchased for $370,500 in 7/04 and reduced from $198,900 to $188K. Nihilani 17C, a Makani unit which sold for $822,870 in 8/06, reduced from $599K to $575K.
