*Answer the phone* People shop for houses even on holidays...

By
Real Estate Broker/Owner with Riverbend Realty, Cape Girardeau, MO 2004008944

The office was closed for the holiday but the phone was ringing, so I answered it. Actually, the phone rang three times while I was in the office for a short time today. The first two callers asked for their agents. Both already had their agents' cell phone numbers, so those calls were quickly dispatched.

giftThe third call, however, was a property inquiry; and I answered several questions for them. They agreed to let me set them up on auto-notify and gave me an email address, as well as some specifics about their search. Now, THAT's what I call a productive phone call.

Because I decided to answer the phone when I dropped by the closed office to complete a few tasks on a national holiday, I might have a new client going into the new year. The callers, by the way, are from out of state, and they were in town visiting family for the holiday. They are serious about their search, and time will tell if they end up being my clients. It just so happens that they are from Flint, Michigan, where I was born, and I believe that we bonded a bit over the phone.

My hat is in the ring, because I decided to answer the phone's ring on a day when I just wanted to slip into the office for a few minutes.

If you are looking for a foreclosure in Cape Girardeau, Perry, N. Scott, or Bollinger counties, I am the region's most experienced REO agent. As the area's ONLY Fannie Mae direct listing agent, I list more foreclosure properties than any other agent in this MLS. I am among the few local agents approved to both list and sell HUD properties. Give me a call if you are looking for help with the purchase of a foreclosure property.

If you want up-to-the-minute real estate information, the only way to get it is to have an agent set you up on auto-notify with immediate delivery. Your listing information will come directly from MLS only when it comes from an MLS member. You willl not have to wait for the information to roll to those other websites, and you will not have to check multiple sources. It's free, so why not give me a chance to help you in your search?

NO OTHER SOURCE is as complete or as fast as your local REALTOR®’s source. This is not just an advertisement for REALTORS®--it is information about how the system really works.

Good article, it seems more and more we hear of agents not answering.  I answer all the time - even at night - not sure if that is really good either, I am sure there is a balance :)

Robyn~ I no longer do regular floor time, so it was a surprise to meet a customer while "working the phone" for a few minutes. Of course, I answer my own phone all the time, just not usually the office phone. Usually, I leave phone duty opportunities for other agents.

Merry Christmas.

It has actually been very busy during this holiday.  Yes people do purchase homes during holidays.

Tim~Sellers find that difficult to believe, often preferring to take their homes off market during the holidays. I have done business on January 1 and July 4th. If today's caller ends up buying through me, I will add Christmas to my list--since Dec. 26 was the official holiday.

It is not unusual to get serious inquiries during any holiday weekend, because that is when out of town buyers are visiting their families.

Liz - There are opportunities all around us every day, all we have to do is pick up the phone.   Good for you for doing just that.  Good luck with your new lead.

Liz,

My phone rang at 9:30 am Christmas morning. It was an agent wanting to look at one of my listings. Then about an hour later and investor i am working with called to make an offer on a property we looked at earlier in the week. All before noon on Christmas morning !!!

Laura~It's strange how one thing leads to another, though we follow so many dead-ends.

Nicole~I hope you carved out some time for Christmas! Did your investor offer result in a contract?

I actually dread the new year, due to other agents returning to work. November/December have been pretty sweet!

Liz,

It did result in a contract. Just waiting on a reply from the bank...

Doug~ That's the truth. Fact is, though, after New Year's, there will be fewer agents in my office and my MLS. Dues kill off a few (sometimes a lot) every year.

Nicole~Awesome and congratulations!

Yep!  Answering the phone is a good thing.  I've only been in this business for 6 years and it still amazes me how many people have a phobia about the phone!

Basically, if I am awake and you call me on my cell phone, I will answer it...  Well, except for a few things like if I am taking a shower or otherwise indisposed.  But basically, I am "On Duty" all the time.

Picked up a new buyer today just because I reached out and touched someone!

Patti Ann~I'm on duty pretty much all the time, but I do have some rules.

I don't answer in restaurants, because I believe that's rude. I also need a little down time while I eat.

I leave my cell phone in the car when I go to church.

I don't answer when I'm with a client, unless I'm expecting a specific call.

I don't answer when I'm driving in traffic. I use a bluetooth all the time, so I will answer when I believe it will be safe to do so. I tell callers that they will have to follow up this conversation with an email to me. I DO NOT attempt to make notes while driving or to text, and I do not promise that I will be the one to remember to follow up. If I answer while driving (and always via bluetooth), it's to give a brief response that does not require research on my part. "Of course I will be glad to do that for you, but I'm driving right now. Please send me an email, so I don't forget." I admit that most callers do NOT follow up with that email, and I probably fail to follow through in those cases. At least I warned them...
