The over the past 3 years... a recipe for reduced inventory and rising prices. Sure enough, as you can see below, the prices have been steadily increasing since September.

According the to graphs below, Buena Vista Real estate prices have dropped dramatically. What is selling is and has been under 200k for all of 2011 - with a slight upward trend in the past 4 months.
Salida list prices and sale prices have dropped and, from the looks of the graph, are still declining.
Both areas have very few solds, with Salida in the lead. However, we are having a shrinking of inventory which will help sellers. In both areas, there are only 5 total short sales and 2 foreclosures... the lowest it has been in months. We will see what happens when the banks that serve this area releases the ban on foreclosures over the next few months.
What does this all mean? The market is looking up. Fewer homes are on the market, prices are not falling as fast as they were, and short sales/Bank owned property are at an all time low.
