Kim - good tips. It's great to get the timeline and talk about what would happen if they didn't get their price in, say, 45 days - would they be willing to adjust the price or wait it out? If sellers are thinking ahead to the changing market conditions, they will be better business partners to you and it's more likely a successful sale will take place! Nice post.
