If you or someone you know is going through a separation or divorce in the Los Angeles area and there is a home involved, a Short Sale may be an option. If the house is worth less than the balance that is owed on the mortgage, your lender might accept a Short Sale. Divorce and Separation would be a reason for the mortgage company to approve the sale. 

I have had clients that are going through a difficult time and unfortuately, would not be able to keep the property by themselves. If you are separated but it is not a legal separation, there are still ways to show the lender the situation. I have successfully closed a short sale in the Los Angeles area with short sellers in such a position.
