Home inspections. Do'es this home have issues?

I was in Roswell New Mexico inspecting a home for a young couple, this was going to be there first home.

About half way through the inspecting process the young man came up to me and asked if the "home had any issues" they should be concerned about.

I told him I had not found any yet. Usually the home owner is not present at the buyers inspection.

To the left of the picture the buyer is on the left and the seller is on the right.

But this home was a FSBO home. I had told the buyer I don't usually have the home owner present when I inspect. this way we could talk "freely about any issues".

But they did'nt heed my advice. There he was the home owner was in my back pocket the entire inspection. When I went up onto the roof, the home owner was there. When I went into the attic the home owner was there.

The buyer was in the background waiting for me to say something. I only found a small issue of a "open ground" in a plug in the attic.

All in all it was a great home, built in 2005 for the seller.

The buyers were very happy and the seller was too.

I am glad that you had a happy ending for your story.  Sometimes, the presence of the seller can be a bit difficult to handle.

Never a dull moment in this business.  Glad it was a good home, but I always advise my sellers to leave and let the buyers and their inspectors have free run of the property.  It's good advice.

Hello Clint,

Sounds like you had a very trying day. Having the seller on top of you during the inspection makes for a tough day. Unfortunately every so often it can not be avoided. Next time I would simply ask if they could allow you to perform the inspection without a shadow.

A free run of the inspection is very crucial. I need to explain things to the buyer. With out the flexibility, I would need to meet the buyer at a neutral location to discuss the issues with the home.

Hi John,

It was a very trying inspection. I don't mind at all if the buyer is right there with me. But when the owner/seller is there. They want to try and explain away every little thing they can. This makes for a "weird" way to inspect.

I know that can be uncomfortable having buyers and sellers following you around.  In this area, it's unusual for either party to be at the inspection.  Periodically the buyer goes, but hardly ever the seller.

Nice to hear your story with a happy ending Clint, but most unusual circumstances that buyer and seller would both be present.  Had to be a bit annoying.

I usually tell the sellers to leave but some are very anal and can't let someone else do their job without them. Sellers are also concerned about their "stuff" in the home.

If the seller insists on being present while we are there, I ask them to leave us alone and that we will ask questions if we have them.  If he refuses, I simply reschedule the inspection.

This seller had just about everything moved out already. There was not much there in the home.

And yes I like the comment of some are very "Anal". I love it.

I could'nt do that with this inspection. It was a rush inspection. The bank wanted a report on the home before the appraiser arrived for his inspection.

I did'nt have the time to re schedual to another date.

Just the way it goes.

All you can do is give your advice.  If you had found anything you might have had to ask the buyer to sit in your truck with you while you discussed the discoveries.  Glad it went okay.
