home inspections in carlsbad new mexico: Lets change the windows again. - 04/08/14 10:35 PM
Lets change the windows again.
This home started out like any other home. The standard windows for proper egress from the bedrooms.
The owners of the home after the home's C of O was issued decided in all their unique wisdom that they didn't like the existing windows in the bedrooms.
So they called in a window expert to change out the windows.
The Change out.
The standard windows were removed and the new windows were installed. Unknown on the cost to do this but I am sure it was not a cheap installation.
The issues.
Now that the windows had … (24 comments)

Egress issues with the home. Desert Sun Home inspections Carlsbad, NM.
Inspecting homes can be a very interesting job to say the least.
With safety in mind first and foremost when inspecting. You can't help but get that sinking feeling in the pit of your stomach when we find safety issues like these.
Means of egress.
All homes have to have means of egress. This is a way to escape the home in case the home has a fire or other related disaster where someone needs to bail out a window of the home.
Heaven forbid this ever happens for any home … (28 comments)

Exhaust venting done incorrectly. Safety issues abound.
When inspecting homes the safety of the home comes first and foremost.
Furnace and Water Heater!
This furnace exhaust in the basement of a home built in 1910, was not installed properly.
The exhaust venting for the furnace was not installed correctly. This installation looked like a Ten year old did the install.
Take a look at these pictures that left me baffled that the occupants were not seriously injured or killed form carbon monoxide poisoning.

The slope on the exhaust was not correct. It was nearly at level. This slope needs 1/4" per … (22 comments)

Roof repaired? Call the roof Dr. Desert Sun Inspections  Carlsbad, NM.
Here is the story of why you trust no one when buying a home.
Single mother and One small child. Rent was too expensive for the single mother to stay where she had been living. So when a lifelong friend of the family heard she was looking for a new place to live he told her he had a Manufactured home for sale.
She went to the home and looked it over. This is great she thought as she walked through the home.

Keeping focused on the future.
With all the bad news I have received in the past week. I am more determined to be the best I can be.
I will be meeting with more Realtors and their brokers this week in order to try and generate a little more business for Desert Sun Home and Commercial Inspections.
I am not asking to corner any market. I would just like a fair shot at getting inspections. Many of the Brokers and agents seem to "Talk the talk" but when it actually comes down to it they don't "Walk the walk" when it comes … (24 comments)

Hiding the electric meter can cause issues. Home inspection Hobbs, NM.
It is simply amazing what we find when inspecting homes for buyers.
This home was doing great till the owners decided to add a screened in back patio area. The it was closed up at a later date.
This may look O.K. to the buyer. But there is an issue with the electric meter. It's inside the room.

The owner was there and told me that the electric company needs to call them each month when they want to read the meter! Every month? What if they are not … (30 comments)

At Desert Sun Home Inspections in Carlsbad, New Mexico.
We are really interested in the safety of the home.
My last inspection post was about a furnace that was not connected correctly. The flue was not even connected to the furnace. This is why there are rules and codes for installing a furnace. If you want to take a look and leave a comment.

You forgot to order the doors! Home inspection in Roswell New Mexico.
When building a home, there is a lot of things you need to be on the watch for.
Choosing the right builder is a very big decision.
This home seller did just that. This home was a great home to inspect. Everything was right. Well, just about everything.
The buyer called for a home inspection. This deal took about a week to put together for the buyer.
The home was not listed and was a "I hear you have a home for sale" deal.
The buyer then got … (19 comments)

Making changes to your home? Home inspection in Carlsbad New Mexico.

It seems every single day that home owners want to make changes to their homes. Some are as simple as remodeling the kitchen or baths.
But what about when the changes are for the worst? Those little things that were really meant as a "Improvement" over the current situation.
Always consult a professional before making any changes.
On this home where a private seller and a private buyer got together to sell the home.
The buyer called Desert Sun Home Inspections for a home inspection on the home.

At Desert Sun Home inspections in Carlsbad New Mexico.
We get the chance to see all kinds of issues the home owners want listed in the report.
Some are more serious than others. But when we show up at a home to inspect the home and the Septic has been opened up for all to see. Of course we are going to take a look and take a few pictures as well.
After all, it's not everyday we get to see a naked septic sitting in the back yard.

Are you trimming back trees? Home inspections in Hobbs New Mexico.
For some reason, when Desert Sun home Inspections in Carlsbad New Mexico   Inspects homes it seems there is a huge lack of importance on keeping up with the trimming of the vegetation around the home I have been inspecting of late.
Not only will the tree's limbs cause havoc with the roof coverings. But the tree limbs being blown around by the wind can also cause major structural damage as well.
Here we have a look at a roof that had been repaired. The roofer did a good job. … (62 comments)

At a recent realtor meeting with Desert Sun Home inspections in Carlsbad New Mexico.
The comment was brought up about how many inspections I had been doing for them.

This new heat pump that was installed was a nice one.
The sellers were really proud that they didn't need to operate the swamp cooler any more.

There are a lot of things the home owners don't even think about when having a new water heater, Heating or cooling unit installed.
That is a "Trust but verify inspection". You just might trust your contractor. But I trust no one.
This is a classic example of why I trust no one.
