Do you ever have a day of conversations resembling the “Who’s on First” dialogue made famous by Bud Abbott and Lou Costello? Mine today was all about “Who’s On First, What’s On Second, and I Don’t Know on third. Instead of baseball, I was working to keep the buyer and seller at the plate from the real estate dugout. Here is what happened and why I did not have clue about what was going on!
Imagine you represent a buyer. OK, good. We know who is on first. You and your buyer. Now jump to the moment when they tell you the property you found for them is the right one. Great, now we know what’s on second is a home. And then you call the seller’s agent to learn the details needed to prepare an offer to purchase. You ask, what is the fellow’s name. Then, all of sudden you are back to who’s on first. This time with the listing agent. Now just imagine everything is moving quickly. The offer is written and submitted and now you are in the 9th inning with another counter in play. Our buyer is in the stands.
Then, wham! You are back on who’s on first with the listing agent. The agent all of sudden tells you I don’t know is on third. You look and see I don’t know on third. It turns out the seller was not exactly the owner of the home after all. Like life, real estate happens. When you feel like you do not know what is going on, it helps everyone to remember Who’s on First” and jump back in the game again.
