The real estate bubble burst in 2005. It took two (2) years for potential sellers to internalize the fact that home values
were tumbling, as homes were a dime a doze in Woodbridge.
We're two (2) years into a sellers market, and most home owners are so conditioned to a crashing market, they don't see how the market has shifted.
Hold your horses... this is not a market in which you can over-price your dumpy house, and expect multiple offers. Your competiton in the market is priced AT the market, and their home is as neat and tidy as a model home.
Moreover, prices are still 30% below the peak values we saw in 2005. Experts say it will take 6-7 years for the market values to rise to 2005 prices.
Right now, we're at 2003 prices.
