As 2008 approaches and 2007 comes to an end, how are you going to spend your hard earned market dollars?

I know every year this question comes up.....every year we ask ourselves did this year work for me in regards to my marketing efforts?  Did I get what I expected out of what I used?  Can I use it again next year and expect better results? .....Worse results?  I know I should keep better records of the source of the contact and I will.  The better question may be, isthe ground work being laid already?  Is it being laid that will benefit me the most?

I believe that as much as our national branding lays a very general ground work for our association recognition, what we do personally makes us the individual we are in our particular market.   Who exactly is Dan Brudnok?.....What separates him from other Agent?......What can I expect from Dan as my Realtor?.....and the list goes on.

I rely primarily on personal referral's for 95% of my business and I found out that in 2007 that is not what makes a Realtor able to sustain through the times like we face today.  My ties to many local and national organizations and involvement in their causes is not only personally fulfilling and beneficial to the particular organization, it too leads to enhancing your market presence.

I will be the first to tell you that I spent very little in mailings, paper ads and the Internet for the better part of the last 4 years.  That has to change in 2008.  I have already stepped up my Internet presence with the assistance and wisdom from my Active Rain family.  I have one small and inexpensive ad I run twice weekly and I have had feedback that I am seen, so I guess that has some effect.

I met with my Broker and discussed a mailing campaign which she informed me that it takes anywhere from 12-36 months to lay the appropriate framework to be recognized for my particular market.  That has to start now and I must be aggressive....but what works best?  Do I use postcards?.....Newsletters?.....Useful household gifts?  The obvious goal is retention of the mailing as well as something worthwhile to be handed off to another that may be in need of my services.   I am also for the first time in this industry compiling a 2008 business plan as well as a 2008-2012 (5 year) business plan.  That story to follow.

I appreciate in advance any and all thought's on what is being used today by the Active Rain community that is working...even that you hope will be useful to you attaining your goal of market presence and financial stability.

Put 40 years of experience to work for you

I think it depends on your personality, Dan. I send post cards because I think people enjoy the photos and information and, who knows, somebody might be interested in buying one of my listings or know someone who is. I've also had clients show my post cards to friends, and those friends were impressed enough to call me to list their home as well. So it pays off for me.

I know other agents who use newsletters quite effectively, but I'm just not a recipe and where-is-the next-soccer-game kinda person. I also don't hand out cutesy gifts or leave pumpkins on doorsteps -- I'd rather poke out my eyes. But those things work for some people. Just choose what matches your personality.

Phone calls to past business, building relationships, and generating more referrals is where it's at. We can always control our activities, we cannot control how often the phone rings or how many web hits we get.

Dan- I will echo Elizabeth. Do what is comfortable for you. That will show through and you will find yourself connecting with people. If sending out postcards is something you are comfortable with do it. Pumpkins on doorsteps (just not my doorstep I hate pumpkin) =) great do it.

One piece of advice I read the other day here on AR by Brett Noel seemed like a good simple idea. You can read it here.  It is easy to do and straightforward. Most likely you have the necessary referrals already within your existing sphere.

Good luck with your marketing. Keep us informed of your progress!

Best wishes,

Elizabeth and Scott,

Thank you....I know there are many options and I appreciate you feedback.  I am-working with my office marketing guru to see the vast choices...and since I am just getting started I will most likely have to give a few a chance.

Maybe it just that I am not sure what personality I am today....LOL

Mike,

Great thanks...my Broker mentioned that as well....calls always make me a bit nervous.

I am also very poor at "asking" for the business, which I must improve.  I have always gone by the belief that if people know what I do that is enough....and have found out I need to be in their face (or at least in their ear).

Dan -The trick is not knowing what works for others its in knowing what works for you in Your area. We use a combination of (in order of importance to our business) Web Presence (multiple web sites, blogs), Car Window (promotes web site),  Garbage Can (similar to park bench - promotes web site), mail outs (past clients -promotes web site), Print adds (promotes listings and of course web site). So do I need to say we feel the web is important!

I always go back at the end of the year and write out all the buisness I did, where the client came from...age, stats etc.  I'm always suprised.  I've found that most of my clients have come from regular advertising and open houses...I do much more but it's interesting to see what actually works..for others I'm sure it's something else.

Whatever you chose, stick with it until it bears fruit and be consistent, otherwise, it's money down the drain. I think print advertising, and mailings to anyone you don't have some relationship with already, is also money down the drain. Internet is the most important -- work on your presence. Also, TV ads, if you are in a small market you'd be surprised at how low the cost is to be on cable channels -- and they can target by zip code. Us whatever TV, radio, or print you do to drive people to your internet site.
