We have now arrived at the holiday season. This is a time when many people are distracted by the hustle and bustle of finding the perfect gift for love ones and friends. Man's drive to achieve property ownership Has reflected throughout history. What could be a greater gift?

The Buyer that shop for a home during the holiday season typically has very little competition.

  There is absolutely no question about it 

       Our Housing Market has changed

       Our Economy has changed

       More importantly: Our Country has changed.

Fear not! The innate human desire for homeownership has not changed. One thing that most of us want is to own our own piece of the rock. We simply must have our own corner of the planet. There is nothing more pleasurable, nothing more rewarding than coming home at the end of the day to your own home.

Think about it whenever individuals come into a windfall of cash the first thing on their list is a dream house.

                                                             REALITY CHECK

In the current marketplace: There are very few buyers purchasing with windfalls winning or inheritances. They are relying on their ability to secure a loan appraised to value.

 

                                    So What Is A Seller To Do To Maximize The Season's Opportunities?

  • Home purchases have definitely slowed and there are limited buyers in many marketplaces. Keep your mind open and don't miss out on a qualified buyer.
  • Price the home logically not emotionally.  Accept that your property value has been impacted by the mortgage crisis, short sales and loan foreclosures.
  • Maintain the curb appeal of the property.  Keep the interior inviting, fresh and clean (free of dust, cobwebs and bugs).
  • Know the market. Stay current with the competing homes in your neighborhood and beyond.

Sellers, see your home through the eyes of the Buyer. The prospective buyers have child-like sparkles in their eyes. Set the stage to fulfill their fantasy. Remember you have one chance to make a first impression.

Dionne, good post. I think that sellers who list during the holiday are savvy sellers. This is the time of year, many wait, and then hit the group that lists in January after the holidays. Meanwhile, what about all of those buyers intown visiting, or on vacation who are looking to buy?

Another great post Dionne! One thing is for sure this time of the year, if you are selling your house and you have a buyer looking this time of the year at least they are generally a very serious buyer. I think houses tastefully decorated for Christmas show so nicely too!

TERI, thank for that great point. Shoppers that actually plan on shopping during the holiday season will more than likely have some extra financial benefits.

MELISSA, Serious is the operative word. Why would anyone just windows shop when they have so many other pressing things to do during this season.

I love showing accessible, unoccupied staged home this time of year (the key is accessibility).
