In Seaside, California there are two public courses, Bayonet and Black Horse, they were originally on a former military base. A new housing project is developing on this golf course offering custom homes.
Pebble Beach is home to exclusive private clubs, including Cypress Point, which Golf Magazine ranks as the second-best course in the world. Monterey Peninsula Country Club is another club with a coveted membership.
Unlike most "Country Club Communities" Pebble Beach courses are public and residents can not easily join Cypress Point or Monterey Peninsula Country Club easily. Members must be voted in, approved, and the clubs are so very exclusive that it is not easy to become a member.
Tehama which is not in Pebble Beach, but tucked in the woods is a luxury private community founded by former Carmel-by-the-Sea mayor Clint Eastwood.
Pebble Beach's 17-Mile Drive is breathtaking and tourists are charged a $9.50 toll just to come in and look.
The various cities on the Peninsula are vastly different. Each city has it's own personality, offering lifestyles that fit the needs of many diferent lifestyles. Monterey, Pacific Grove, Pebble Beach, Carmel, Seaside, Marina are distinct cities with their own zip codes. Salinas has 5 different zip codes and each of those areas also have distinct personalities.
Carmel is a quaint upscale beach village, dogs are welcome most anywhere. One finds world class restaurants and art galleries in abundance. Sweet cottages, and gorgeous mansions with sweeping ocean views, condos, and simple ranch homes are avaiable for purchase in Carmel. Prices are from high $400,000 range up to the multi-millions.
Monterey is the biggest city, with Cannery Row, Fisherman's Wharf and a "major shopping mall, conference center, kind of a mini "San Francisco". Many cultural events, a weekly Farmer's Market. Homes available from condos, ocean view, quiet streets in Old Monterey. Even in Monterey, the different neighborhoods have their own offerings that fit into different lifestyles.
Pacific Grove, is on the north tip of the peninsula is notably "America's Last Home Town, with pictureque victorians and close knit residents. Stately Victorians, simple ranch homes, conodos...many choices for homes. Prices again start in the $400,000 range and up. My kids used to love going to Lover's Point in the Summer. It feels like you are one vacation, with a little outdoor eatery where you can buy hotdogs, burgers..lots of fun food to take to the beach.
Carmel Valley is a completely different world. Sun, cowboys, ranches, wineries...you will find the best weather in Carmel Valley. It is about 30 minutes down Carmel Valley Rd. Now again, the lifestyle here, ranges from golf communities, to houses on the river, to ranches, to Carmel Valley Village, and deep in the valley, there are homes tucked away far away from the hustle and bustle of life.
Pebble Beach has the highest prices of any of the Peninsula cities...but, one can find a home in this market anywhere from $500,000 range up to the multi-million dollar price point. If you find a house on a great lot, you can make it your dream house and turn it into a multi-million dollar home. Many original Country Club homes have great bones, just have never been upgraded since they were built in the 1950's or 1960's. The owners have maintained them well, just never felt the need to re-model. I have seen some of these homes turn into magnificent properties after someone else buys them and makes magic happen.
The Monterey Peninsula and it's cities has a huge market for second homes and investment homes. Many people from the Central Valley, San Jose, San Francisco have second homes here. Some use them as vacation rentals, let them pay for themselves, and enjoy them for their own use when they desire.
