"Hi, I'm a cash buyer. I know you don't know me, but I found you on Active Rain. I wandered into an open house today and have to have this home. I talked to the listing agent, there are no other offers and I'd like to write an offer over asking price....just to make sure.
Can you help me?"

Sure the above might sound like the perfect Mission Viejo Buyer. Alright, that is a perfect buyer....but there are many other perfect buyers also. They just might take some effort.
To me, a "perfect" buyer is one who WANTS to buy. Period! Some have lots of down payment and income and some are first time home buyers who are using FHA financing and seller concessions. Putting all the pieces together is part of the fun process.....no actually FUN is the right word. This profession is fun:
Handing the keys to happy buyers
Waving good-bye to happy sellers
It's fun....and frankly, the harder I have to work to get to that moment, the more satisfied I feel when it's done. So when I hear/read about other agents "firing" the client...just for wanting to see more homes and make sure they have the right one....I say, "great send them to me!" They sound like the perfect Mission Viejo Buyer for me.
