Orlando real estate auctions Well my assistant had a busy weekend - driving round checking on a number of properties that will be auctioned in the next two weeks - all for clients we have coming to town. A lot of these homes are expected to go for 50% of market value or less.

The investor clients I have coming to town, plan on painting if necessary; cleaning up the yard; fixing what needs fixing; putting in the appliances and then re-selling them for 75% of market value. We have around 15 homes in our sights right now.

In addition to that she has seen a Disney Vacation Rental - probably worth $215,000 - and expected to sell for around $95,000.

Then we have at least two homes in the affluent part of South West Orlando which will be bargains in anyone's language if they sell for anything even approaching $200,000.

Simon, I'm curious. When you are talking about the expected sell prices, is that based on minium bids that the auctioneer is advertising or based on what you are seeing as current sale prices in the market place? Also who is the auction company? Our brokerage does auctions here in Ohio, and we know many auction firms around the country, so I'm curious to know who is doing the sale.

Melissa - the expected selling price is based on what has been happening at similar auctions around the country.

Simon, Can you post some kind of a report on Dec 15 auction? Did the price indeed was 50% of the original price? Who were the buyers? Any other info? Thanks

Simon:  list the prices that the properties were sold for at the last auction and their FMV.  I thing you're grossly exaggerating the discounts if there is any such auction in the first place.  Sounds like the classic "bait & switch" to me.  Looking forward to reading your response disproving my claims.

The following are the ones I mentioned in my original blog way back in December.

If memory serves, this went for $435,000

In addition to that she has seen a Disney Vacation Rental - probably worth $215,000 - and expected to sell for around $95,000.

This went for $120,000

Then we have at least two homes in the affluent part of South West Orlando which will be bargains in anyone's language if they sell for anything even approaching $200,000.

There were ultimately four of these. The cheapest one went at $190,000, two others went at $200,000 and the final went at $220,000.

My clients did not buy any of them so I have no idea what happened to them after auction.

Don't throw accusations at me again or I will simply delete you. By all means ask question.
