12 Tips for Hiring a Remodeling Contractor

Many South Mission Hills Homes for sale have been upgraded nicely in recent months and years by talented contractors who did an incredible, timely job to help homeowners in this down economy. Others, however, have experienced the pain of shoddy workmanship, undue delays in finishing projects or even out-and-out contractor scams. Here are 12 tips for hiring a remodeling contractor:

1)Get at least 3 written estimates

2)Get references and call to check on the work done. If possible, go by and see what prior jobs have been done.

3)Check with the local Better Business Bureau or Chamber of Commerce for any complaints against the contractor.

4)Be sure the contract states exactly what is to be done and how change orders will be handled.

5)Make as small a downpayment as possible so you won't lose lots of cash if the contractor fails to complete the job.

6)Be sure the contractor has the necessary permits, licenses, and insurance.

7)Be sure that the contract states when the work will be completed and what recourse you have if it isn't. Also remember that in many cases you may cancel a contract within three business days of signing it.

8)Ask if the contractor's workers will do the entire job or whether subcontractors will be used.

9)Get the contractor to idemnify you if the work does not meet local building codes or specifications.

10)Be sure that the contract specifies that the contractor will clean up after the joband be responsible for any damage.

11)Guarantee that materials used meet your specifications.

12)DO NOT make a final payment until you're completely satisfied with the work.

Don't be afraid to keep on top of contractors during the remodel process. Some contractors take on many jobs at once and end up behind on many projects. Communication is the key to this. Make sure you have multiple options to reach the contractor or the foreman on the job. Be nervous if no one shows up for work in the morning for a day (or two) in a row. Do your homework in adavance and you will have less headaches later!

Hi Scott. Good list for people staying instead of selling. There is so much to consider when hiring a contractor and your list is a good one.
