I am hearing more and more of multiple offer situations around the country so the trend is not only local. Buyers who want to live in the Western Broward County area (composed of Davie, Weston, Cooper City, Pembroke Pines,SouthWest Ranches, Miramar and Plantation) must be ready, willing, and able to pay full price for the home.
That means that Buyers must have funds in an US institution if they are buying cash or have a local lender who issues a proper pre-approval and can close in 30 days. Nothing is worse than getting an offer from a Buyer and it being incomplete because of the lack of documentation of a buyer's ability to purchase. It really breaks our hearts as the listing office to have to say no to wonderful people because they weren’t prepared.
Also, Buyers need to consider that the days of the fire sale is long gone; homes are selling for current market value or more, and low ball offers are not being countered by the sellers because they have too many good offers to pick from the start.
