Low inventory is calling for desperate measures! I am ready to start knocking on doors and begging people to move out so that I can sell their homes! 

This gorgeous home is Green Realty's newest listing in Cooper City. The home was listed for 7 days and received 3 offers, all for at least listing price! The listing price is $435k, and even at this price range we are seeing multiple offers in the Western Broward County Area.

I am hearing more and more of multiple offer situations around the country so the trend is not only local. Buyers who want to live in the Western Broward County area (composed of Davie, Weston, Cooper City, Pembroke Pines,SouthWest Ranches, Miramar and Plantation) must be ready, willing, and able to pay full price for the home.

That means that Buyers must have funds in an US institution if they are buying cash or have a local lender who issues a proper pre-approval and can close in 30 days. Nothing is worse than getting an offer from a Buyer and it being incomplete because of the lack of documentation of a buyer's ability to purchase. It really breaks our hearts as the listing office to have to say no to wonderful people because they weren’t prepared.

Also, Buyers need to consider that the days of the fire sale is long gone; homes are selling for current market value or more, and low ball offers are not being countered by the sellers because they have too many good offers to pick from the start. I hope this helps Buyer and their Agents avoid the next home slip through their fingers.

I love it, Patty.  We should march up and down the streets with signs "Will sell your home for food".  Inventory is low here too, even in the rental market.

Glad to hear it is happening in your market a well...what a great job to have to worry about an inventory of NEW homes to sell...instead of an over inventory of homes we have seen everywhere....Buyers beware...it IS time to move it or you really may LOSE it !

Hi Patty,

It is a great house and I hope it is in escrow soon. We are getting multiple offers right now but most are a little low. Then if we get full price offers, the appraisals are coming in low. One of mine just fell out due to a $5500 difference and the seller was barely making any $ so he just got mad and canceled. Very sad for the buyers as they were ready to move in 2 weeks. Glad things are going well for your area!

Kathleen, I like how you phrased it; "competition is self-eliminating". It is so true, if someone is serious about buying they should listen to their agent and make their best and highest offer so they have a chance in getting under contract.

Kristin, so sorry to hear about your recent deal that fell apart. I often hear that real estate transactions fall apart over a $5,000 difference. Selling a home is such an emotional process that the sellers sometimes cannot get passed their feelings in order to make a rational decision. I wonder how much are the carrying costs for this home and how long until they get another buyer... I wish you the best luck!
