Looking for Owner Will Carry Homes!

Hello All, I have investors looking for Owner Will Carry Homes nationwide. Not just any Owner Carry. Must be under $75,000 with 5-10% down only. Does anyone have a owner carry that fits this discription? Investors want to rent the homes or refurbish them so any condition is ok. Want homes that can be purchased with an amortized loan for 15-20 years with a 5-10 year balloon, and no prepayment penalty. I know they are out there, maybe not so much in the Western States but we are searching Nationwide. Help me out here if you know of anything. ARR.
