Warrington township, Bucks County, Real estate market report, June 2012

I looked up the mls for real estate activity in Warrington township in June 2012.

I looked for residential listings sold in June . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 36 homes that settled in June 2012.

The average original list price was $ 336,798.

The average last list price was $326,371

The average sale price was $ 314,781

Highest sale price was $555,000

The lowest sale price was $150,000

The average days the homes were marketed was 119

The average settled price to original price ratio 93.51 %

The average settled price to last list price ratio is 96.63%

The homes were priced high and sellers had to reduce price as seen from ratios.

Hello Gita,

Looks like the area has had a few closings last month. Better than one a day on average.

What I would like to see is the number of days on the market decrease and the final negotiated price increase for you and the sellers. I would like to see the final price in the very high 90% range.

Gita so true any seller who is overpriced will have to catch up with the market. Your market does have a great average settled price to last list price ratio.
