I like Oceanside Inn in Daytona Beach Shores. I even have a unit there, so you can call me a proud owner. Not sure about the pride, but Oceanside Inn is on my list of preferred condo-hotels in Daytona Beach area. People here are nice and professional. This is one of the best conversions from a hotel to a condo-hotel.

Which in plain English supposed to mean that the Association Dues cover only what they should cover, and not the fancy stuff that cost money to maintain, but do not bring money to the resort.

Oceanside Inn in Daytona Beach ShoresSunStream, the company, that recently acquired the commercial space on teh first floor, and which is operating the Front Desk, has vested interest in the success of operations not only as vendors, but as owners.

The resort is a 9-story building with 191 rooms, from studios to triple units. The majority of units are double units. Double and triple units you can only buy and sell as a package, but they can be rented either separately, or together.

Resort amenities include heated oceanfront pool, conference room, which can be divided in two, small exercise room, breakfast area and Tiki Bar. No pet policy and no long term renting/living in the resort.

One of the lowest Association dues for condo-hotels in the area. Association Dues are based on square footage and are about 70 cents per sq. ft., which is a bit less than average for condo-hotels in the area.

No pets policy.

Availability of units for sale.

There are presently only 6 units for sale in the Oceanside Inn, but the waive of sales (14 since January) has subsided. The reason are the prices. Compare what units were sold for in the first half of this year, and what are the prices for units for sale today, and you will see a huge difference.

Can you buy anything there now for that low price? Not exactly for that price, but you can't live in the past, and you can't buy today at the prices of yesterday.

I would still say that direct oceanfront unit 315 is at unbelievably good price, even though they have raised it recently. Buy a direct oceanfront unit with the view that 315 has is an excellent deal. Even by today's standards. And it will be extraordianry deal in the very near future, as even developer in slow before the hyped crazy years was initially selling them at about $100K and within 18 months by the end of the sellout the price was $135K from the developer. And then it went up before hitting the crisis and falling to where it is today.
