Real Estate Goals Are Like Olympic Goals - One Day at a Time

Watching the Olympics makes you think... these people set goals for every 4 years. Every 4 years, their end goal is to make it onto the Olympic Team.

I understand long term goals are good, but I'm more of a short term goal type of person. Each December, I sit down and analyze my goals for the coming year. I keep a running spreadsheet of my anticipated number of transaction with the anticipated price point and come up with an anticipated volume sold goal.

Last year, in 2011, I had my highest volume selling year ever. I sold over $4.4M with 16 transactions. Some of you might look at that number and think that's low, but you're out there selling million dollar homes. In my neck of the woods, $4.4M is A LOT!! That's an average of $275k a transaction. (For perspective, the year I sold 28 transactions, I only sold $3.75M in sales volume.)

When I sat down and did my 2012 goals, I knew there was an uptick that was happening, but I also knew I was already working with some lower priced clients, so I didn't make a huge jump in volume. My goals for 2012 were to hit $4.6M and 18 transactions. 

As of the first week of August 2012, I had already bypassed $5.1M in sales volume with 20 transactions!!  I couldn't believe it!! Not only did I pass my goal, but I swooshed passed it with almost 5 months left in the year. My average sales price is a mere $256k, lowered from last year, but I already anticipated that.

I don't like to change my goals mid-year as I see nothing wrong with surpassing goals, but I will make a secondary goal.  I would love to end the year at $6M.  How will I do that? I have already positioned myself with a couple of new systems to generate more buyers and sellers, not just "leads", and we'll see how the rest of the year shapes up...

or maybe I'll take a 4 month vacation... I'm excited to see how the year ends!

It's easier to hit big numbers in places where the prices are higher but I think you're doing very well.  You've hit your goals and clearly are doing what's need to continue to improve.  You're not settling.  Keep it up.
