The hot topic in this corner of Douglas County this past year was the passage of Castle Pines North as its on city by election. Castle Pines North residents seem thrilled and now Castle Pines Village that is seeking incorporation as well. Whichever way you may fall on this issue, I suspect other Denver suburban areas will be watching how things shake out here, and if all goes well, as expected, we may see more of this is the future in some yet to be named areas.
How will it effect home sales? Well, I suspect it will help Castle Pines North - however - Castle Pines North and Castle Pines Village does house a higher end home owner to begin with, and higher end sales are a bit slower. You can see below in the single family home section (even though they are entire DCW numbers) that big difference between average asking price and average sold price. But with the right price and proper marketing plan, your luxury home in Castle Pines North or Castle Pines Village will sell.
I have to say that the Days on Market here is much longer than I like to see, at 136 days as the average, there is nearly 12 months supply of Douglas County homes on the market in this area. You really need to be competitive to sell here. Of course, this varies from neighborhood to neighborhood.
