If a person doesn't qualify now, work with them until they do and you'll have a customer for life!

I showed a home today but the buyer wasn’t pre-qualified. SAY WHAT? Yep, I said it, I did it and I do it often! I realize many see this as a Realtor cardinal sin. I have a different spin on this subject of showing a home to a buyer without a pre-qualification.
When I advertise my name and services all over creation including my websites, yard signs, ActiveRain etc. I do it to be found, to be recognized, to be trusted and to be THE REALTOR that gets THE CALL. So when I do get THE CALL, my primary objective is to Meet this Person Face to Face....ASAP. When the buyer calls or emails me and says “I saw a home on your website, sign, blog or whatever I would like to see it” I am not going to give them the 3rd degree are you pre-qualified drill. What I am going to do is arrange to meet them IN PERSON. I want to shake their hand, look into their eyes and stare deep into their souls...well maybe not that deep, anyway I want to get to know them, get to know who they are, and understand their story and what their goals and time-line are.
NOW is my opportunity to ask about pre-qualification. If they are not, then I have the perfect opportunity to put them in front of my preferred lender(s), I mean we all love our buyers working with people we know will Git R Done, right? I also use the opportunity to find out the best way to communicate with them! If their fingers are numb from Texting why would I call them? If they want to discuss things by phone why would I email them? This is my opportunity and maybe my only opportunity to get to know them and for them to get to know me.
What I am NOT going to do is act like judge and jury about their pre-qualification. I look at it like this, if they are calling about a home I have to at least assume they have given some degree of thought to what they can afford. I realize that a lender may not agree with their vision of affordability but In more cases than not the buyer knows their budget and goals. So yes, I am going to show that home and make that first meeting then we're going to cross that bridge in a professional and encouraging way. I feel confident that by the end of our first meeting I will have gleaned a good deal more information about them than if I had pressed the pre-qualification question at first contact.
With that said, if they are not pre-qualified by our next planned meeting I put my foot down.Albuquerque Homes and Lifestyle Blog
