Today I spent about an hour on the telephone with a lady who is helping her friends purchase a commercial property. By all accounts, she is being very diligent, finding out comparable properties to mine, and asking the listing agents questions about their property. Her friends do not speak English, or very little.
From what I understand, the actual buyers had tried to contact agents of some listings but, because they could not communicate, gave it up. And that's how this lady got involved, she is a friend of the family. No, she's not an agent and has no expectations of getting a commission. She just wants to make sure that her friends are being treated with respect, just like any other buyer.
These are not foreign buyers, they are US Citizens.
Here is what I plan to do:
1. Find an interpreter.
2. Translate any documents into their language that I give them.
3. Go with them to their lender with the interpreter in case we are needed.
4. Hold their hand each step of the way with the interpreter right through closing.
FINALLY, I AM GOING TO SUGGEST THAT THEY CONTACT A LAWYER BEFORE SIGNING ANYTHING.
This is strictly a precaution so nothing falls into the cracks and rear its head after signing.
