South Kingstown August 2012 home sales are down by 31% over the prior month. The number of sold homes have decreased by 11.
South Kingstown Median Home Sale Price in August 2012 was $317,500. South Kingstown homes sold for a median price point of 97% of list price and were on the real estate market for 76 days. Remember the median sale price is the midpoint of all home sale prices (half the sales are below as above this dollar figure). Higher sales prices even though the number of sales were down this month and days on market increased by about a month.

There were 264 South Kingstown homes for sale in August 2012 which was a 6% decrease in home inventory over the prior month. Declining home inventory again this month means better news for sellers as we work towards a balanced home inventory.
South Kingstown continues to have a good supply of homes for sale yet the waterfront South Kingstown homes for sale are barely selling. There are 20 luxury homes for sale over $1 million.
There are 48 homes in pending status in South Kingstown RI (pending sales are homes awaiting closing and the pending numbers are up by 6 homes over July). South Kingstown real estate is still a southern RI community that has continued stronger sales than its surrounding town neighbors.
