Victory Lakes Townhouse Report: September 2012
Seems I looked out my window one day and the leaves were green. I looked out the next and they had already changed into their autumn colors and falling from the trees. That's what happens when you are busy Bristow Real Estate Agent. You have your head down working while the world is changing around you. Part of that work is putting together the Victory Lakes Townhouse Report. This one details the sales that happened last month, September 2012. For comparisons, we'll look back to last month (August 2012) and last year (September 2011.)
TOWNHOUSES FOR SALE IN VICTORY LAKES
7 Listings were Active: 5 Regular Sales, 2 New Construction
There were four fewer Victory Lakes' townhouses for sale in September than there had been in August. Regular sales continued to dominate the available townhouses for sale. The high list decreased by 2% and the low list price increased by nearly 13% compared to last month. The average list price was down, but less than 1/5 of a 1% compared to last month. Compared to last year, the average list price was up 1.5%. List prices are suggestions, as such, our best idea of true market value will come from the townhouses that make it to the sold column.
TOWNHOUSES UNDER CONTRACT IN VICTORY LAKES
10 Listings were Under Contract: 6 Regular Sales, 2 New Construction, 2 Short Sales
There were three more listings under contract than there had been the previous month. Regular sales were again in the majority. The high list price at time of contract increased nearly 4%, while marketing time was over 135% longer than it had been last month. The low list price at time of contract decreased over 8% while the low marketing time remained unchanged compared to the previous month. Average list price at time of contract was down, but not a measurable percentage compared to last month. For all intents and purposes, it was virtually the same. Average list price at time of contract increased 12% compared to last year. As for average marketing time. it was 46% longer than it had been last month and 54% faster than it had been last year.

3 Listings Sold: 2 Regular Sales, 1 New Construction
The sold column is my favorite place. Here we find out for absolute certainty what is happened. What prices buyers were willing to pay and what prices sellers were willing to accept. The high sold price went down 12%
compared to last month and high marketing time was 14% longer. The low sold price was 15% lower than the previous month and the low marketing time was over 4% longer. Average sold price was down nearly 12% compared to last yer, but up 3% compared to last year. Average marketing time was 20% longer than it was last month and 46% shorter than it was last year.
The next Victory Lakes Townhouse Report will be out in November and will detail sales from the month of October.
