Port Royal in Naples Florida is a luxury home community located directly on the Gulf of Mexico. Estate homes in this highly prized location, range in price from around $3 million to over $40 million.

Currently, the highest priced home for sale in Port Royal is listed at $22.9 million. This gorgeous waterfront residence is located at 1100 Spyglass Ln, Naples, FL 34102.

Deep water bays and canals leading directly to the Gulf are a main draw to yachting enthusiasts and boaters. Additionally, many of the homes on Gordon Drive are beachfront properties. Owners pay a premium to have the white sand beaches and warm waters of the Gulf within steps of their private home.

In the first quarter of 2012, two of these beachfront homes sold for over $40 million each. These sales set records for the Port Royal community. What housing bubble?

Actually prices have come down, but not as drastically as they have in other areas of Florida. Most buyers at this level pay cash and distressed sales are very rare.

Most property owners in Port Royal are eligible for membership in the Port Royal Club. Located directly on the beach, the Port Royal Club has private dining, tennis, fitness facilities and a lap pool looking over the Gulf of Mexico.

Port Royal is not gated, so the public can access the streets and beaches in the area as well. The only gated community within the area is Little Harbour. Little Harbour has waterfront homes but does not have any homes directly on the beach.

Looks like an amazing proximity to the water.  I it blue because of the ocean?  Interesting color for a house.

Hey Kevin,

I think the water is reflecting some of that crazy house color. The water is more of a dark green back in those cannals leading to the Gulf.
